Property management & landlord services

Your property is an investment. Managing it should still feel personal.

Owning an investment property can be incredibly rewarding, but there’s a lot that happens between collecting the rent and watching your investment grow.

Finding the right tenant, understanding legislation, managing maintenance, monitoring the market, conducting inspections, keeping accurate records and simply being available when something doesn’t go to plan are all part of good property management.

At Altus Realty Group, property management isn’t an add-on to our business – it’s where our story began. We’ve built an established property management business around something fairly simple: looking after people’s properties as though they actually matter. Because they do.

Family owned. Independent.

Property management built around relationships.

We’re a proudly family-owned and independent agency, backed by an experienced team of dedicated property management professionals. We deliberately keep our approach personal, which means knowing our landlords, knowing their properties and understanding what they’re trying to achieve.

Some owners want to be involved in every decision, while others simply want confidence that things are being handled properly without needing to think about their property every day. Neither approach is wrong. Our job is to understand what works for you and build a working relationship around it.

You’ll receive honest advice, clear communication and recommendations based on what we genuinely believe is in the best interests of you and your property – not simply the easiest option.

How we manage

Looking after your investment, start to finish

01

Finding the right tenant, not just the first tenant.

A vacant property costs money, so leasing your home efficiently matters. But so does choosing the right person to live in it.

We market your property professionally, manage enquiries and inspections, assess applications and complete appropriate checks to give you the information needed to make an informed decision about your tenant. Our goal isn’t simply to fill a vacancy; it’s to establish a tenancy that has the best opportunity to work well for everyone involved.

A good landlord-tenant relationship can mean more consistent rent, better communication, longer tenancies and a property that is treated like a home. Getting the right foundations in place from the beginning matters.

02

Looking after your property.

Once a tenant moves in, our responsibility certainly doesn’t stop. We oversee the day-to-day management of the tenancy, including:

  • Rent collection and arrears management
  • Routine inspections
  • Maintenance coordination
  • Lease renewals
  • Rent reviews
  • Statements
  • Communication between you and your tenant

Regular inspections help us understand how the property is being cared for and identify maintenance or preventative work that may need your attention. Detailed property condition reporting also provides an important record throughout the tenancy.

When maintenance comes up, we’ll communicate with you and coordinate the appropriate response in line with your instructions and the requirements of the tenancy. Importantly, we’ll also tell you what we see. Sometimes that’s an opportunity to improve the property, sometimes it’s maintenance that shouldn’t be ignored, and sometimes our recommendation may simply be to leave things exactly as they are.

Good advice isn’t always about spending money.

03

Looking after good tenants matters too.

We represent you as the property owner, but we also believe good property management requires a healthy relationship with the people living in your property. Tenants deserve clear communication, reasonable responses to maintenance and to feel comfortable treating the property as their home.

We don’t see good tenant service as being at odds with looking after our landlords. Quite the opposite. A well-managed tenancy where expectations are clear, communication is respectful and issues are dealt with appropriately can help protect your property and support a longer, more stable tenancy.

It’s better for the tenant, better for the property and, ultimately, better for you.

04

Getting your property ready to rent.

The way a property enters the rental market can set the tone for the tenancy that follows. Before advertising, we’ll help identify anything that needs attention and provide guidance around presentation, maintenance, safety and compliance.

A clean, well-maintained and properly prepared property doesn’t just make a stronger first impression. It can help attract quality applicants, establish expectations around how the property should be cared for and reduce avoidable issues once a tenancy begins.

We’ll also help establish a realistic rental position based on your property and the current market. We’d rather have an honest conversation about achievable rent than tell you an inflated number simply to win your business.

05

Experience when things don’t go perfectly.

Even with careful tenant selection and good management, circumstances can change. Rent can fall behind, maintenance emergencies happen, tenancies can end unexpectedly and disagreements occasionally arise. That’s when having an experienced property management team becomes particularly important.

Our team understands the processes, documentation and legislative requirements involved in managing residential tenancies and will guide you through issues when they arise. Behind your Property Manager is the wider Altus team too, so you’re not relying on one person to manage everything alone.

Good property management isn’t only about what happens when everything is running smoothly. It’s knowing you have the right people beside you when it isn’t.

Direct access when you need it

You can call Nick directly.

Nick BevanOwner, Altus Realty Group

Being family owned and independent should mean more than simply having those words on our website.

As an Altus landlord, you’ll have direct access to one of our owners, Nick Bevan, including his personal contact number – and he’ll have yours.

Your Property Manager will remain your day-to-day point of contact, supported by the wider Altus team. But if there’s ever a time when something doesn’t feel right, an issue needs to be escalated, or you simply feel you need more from a situation, there’s no ambiguity about who you can speak to next.

We don’t believe our clients should have to work their way through layers of management or wonder whether their concerns are reaching the right person. If something is important enough that you want to speak with the owner of our business, that door is open.

It’s a simple promise, but an important one: when you trust Altus with your property, you have access to the people ultimately responsible for looking after it.

One team, every stage

Property management and sales, together.

One of the advantages of Altus is having an established property management business and sales team working alongside each other. It gives our landlords access to people who understand different stages of property ownership and can look beyond the immediate tenancy.

Buying another investment?

If you’re considering another investment, we can provide rental-market insight before you buy.

Weighing up improvements?

If you’re weighing up improvements, we can discuss them from both a rental and future-sale perspective.

Thinking about selling?

And if the day eventually comes when you’re considering selling, you already have a team who knows you, knows your property and understands its history.

You don’t have to start the relationship all over again.

Years of family roots in Gawler
and the Northern Suburbs
Local people. Long-term relationships.

Our family’s roots in Gawler and the Northern Suburbs go back more than 60 years, and we’re proud to be building Altus here. We’re a local, independent business with an experienced team and a very clear idea of the kind of property management company we want to be.

For us, success isn’t simply about the number of properties we manage. It’s about building a business where our landlords know who they’re dealing with, our property managers are supported to do their jobs properly, our tenants are treated respectfully, and relationships are measured in years rather than transactions.
